A condo can look perfect inside while the building has expensive work pending. In Miami-Dade, recertification is a periodic structural and electrical safety review for buildings subject to the program.

Two timelines to distinguish

Miami-Dade says certain condominiums and cooperatives three stories or taller and within three miles of the coastline enter the cycle at 25 years; other covered buildings generally enter at 30 years. The cycle generally repeats every ten years, subject to the applicable rules and building history.

What to request

  1. Date and status. Ask for the year built, next recertification date and latest notice or certificate.
  2. Reports and corrections. Request structural and electrical reports and the status of repairs.
  3. Money. Review reserves and approved or anticipated special assessments.
  4. Jurisdiction. Verify the record with the building department that has authority.

Building recertification and condominium structural reserve studies are different programs. Do not calculate a deadline only from the age listed in a real-estate ad.
